When am I required to use fire rated products?

Disclaimer: This post is intended as a general guide, not a comprehensive or authoritative list. Always consult the latest building codes (local, state, and national) for your specific project requirements.

Fire-rated building materials are no longer a “just in case”, they’re increasingly mandatory in both residential and commercial construction.

Whether you’re working on an interior wall, an exterior façade, or a structural partition, selecting fire-rated products can significantly impact safety, code compliance, and long-term durability.

So you may be wondering when am I required to use fire rated products?

When and where fire-rated components are required depends on several factors:

1. Whether the building is commercial or residential

2. Whether the product is used on an interior or exterior surface

Lets look at some key scenarios:

Commercial Applications

In commercial buildings, fire-resistance-rated assemblies are often required in the following situations:

  • Fire walls:
According to the International Building Code (IBC), fire walls must separate buildings or fire areas and are designed to remain stable even if adjacent construction collapses.

  • Fire barriers:
These divide a building into fire areas (per IBC Table 707.3.10), with required fire-resistance ratings depending on occupancy type (e.g., 2-hour for many occupancies).

  • Exterior walls:
When two buildings are close together, or certain construction types are used, the IBC requires rated exterior wall assemblies, typically tested to UL 263 or ASTM E119 to verify fire-resistance performance.

  • Openings and penetrations:
Penetrations through fire walls or barriers (such as ducts or pipes) must be protected using approved firestopping systems compliant with IBC requirements such as Section 713.

Residential Applications

In residential construction, fire-rated products are often required in specific scenarios:

  • Townhouses or attached units:
Under the IBC, fire-resistance-rated walls are required between dwelling units to maintain proper separation and fire safety.

  • Private garages:
Garages attached beneath or adjacent to living spaces may require a fire-resistance-rated barrier (often 1-hour or 2-hour depending on the code edition) between the garage and the home.

  • Sprinklered homes:
Some jurisdictions allow reduced fire-resistance ratings when automatic sprinkler systems (e.g., NFPA 13R) are installed. Requirements vary and must be confirmed locally.

Interior Applications

Fire-rated materials are commonly required inside buildings for:

  • Fire partitions:
Used to separate dwelling units, corridors, or sleeping areas (often 1-hour rated per IBC Section 708).

  • Fire barriers:
Used to subdivide buildings into fire areas; may require multi-hour ratings depending on occupancy.

  • Structural firewalls:
Designed to remain standing even if adjoining structures collapse.

  • Penetrations and joints:
All through-penetrations, membrane penetrations, and joints must use approved fire-resistance-rated systems.

Exterior Applications

Fire-rated exterior walls are often required in situations such as:

  • Reduced separation distances to property lines or adjacent structures.

  • Use of combustible cladding or insulation, which may trigger NFPA 285 façade testing.

  • Vertical continuity requirements, where rated exterior walls must extend continuously from the foundation to the roof or fire-rated assemblies above.

To sum it up.

Aluminum is increasingly chosen by architects, builders, and homeowners not only for its sleek, modern appearance but also for its fire rating, safety, and reliable performance. Its use now extends beyond windows, doors, and trims and into exterior and structural applications where fire resistance is essential.

While wood remains appealing for its natural warmth, its practical limitations and fire risks make it less suitable for today’s building standards. Knotwood was created to bridge this gap, offering the beauty of wood with the fire-safe, durable performance of high-quality aluminum.
